| In 1998 Tran Construcion began offering the South Florida community it's services. |
| Their first Miami Beach construction management project was the 420 Lincoln Road building. From 1999-2004 they completed over twelve million 12 Million Dollars of renovation and upgrades to the existing core building systems, such as Structural Reinforcement, Elevator Retrofit, Window Replacement, New Fire Alarm System, New Roof System, New Storefront System, New HVAC System, New Plumbing System, Fire Sprinkler System, New ADA Restrooms, and New Electrical Vault for FPL. The owners representative was Ms.Sally Baumgartner and Mr. Henry T. Louden, who was the primary individual involved in the project along with Mr. David Clendenen from Tran Construction, Inc. |
| Another CM project they completed was a seventy thousand square foot, 6 Million Dollar Adult Living Facility in Mount Dora, Florida during the period of 2001-2002. They were hired as a CM for the construction phase. Similar to other take over projects which they had undertaken, they were hired for a project which was only 40% completed; their role was to assist the owner through the completion, after the first CM was terminated. Even though the project was 40% completed, it still had design aspects which required Tran Construction's review, modification and implementation. The final aspects of the project had to be selected and due to previous budget over-runs, value engineering and redesigns were required. |
